They rejected. The selling agent then told our agent that if we cut the close time (we did) they would reconsider despite being mad that we “weren't negotiating.” We offered 535 to be nice and 45 day close (making us pay two closing costs). Now they are insisting on 545 again, as well as the short close.
You’ve made your best and final, time to move on. Have your realtor tell their realtor that if they reject your offer of 535 and 45 day close now, they will not see that offer again from you. As much as you like the property, you can’t fall in love. Stay firm and move on. Even if you come to agreement, they’re gonna be bitches to work with all the way through closing.
Every $5k financed is only about $30ish/month to your payment. $545k with 120 day close is probably better for you, than your 45 day counter @$535k… especially when you factor 2x closing costs. Realistically, 120 days should be enough time for you to get some rate-relief as well.

From my understanding the seller said they’d entertain the lower price with a shorter close and when they got what they wanted they said never mind.
I don’t think they were going to do 120 regardless of price or what they said. At this point I think they are just fucking around and don’t want to sell. The plan is to get a bare land loan, then roll that into construction. while I don’t disagree about realtors as a whole and am not trying to cape for mine, I am not sure how any of this is her fault or what she could have done differently.

If the agent didn’t convey the potential opportunity to negotiate & come to agreeable terms, they’d be more negligent than passing on the information. This is a case of terrible, unrealistic sellers & possibly a listing agent that’s done a poor job setting appropriate expectations with their client.

It’s very literally in the regulations in how those plans are created. 401k and trad IRA are pretax dollars, you have to pay taxes on it when you withdraw. Since he wasn’t making a qualified withdrawal he got hit with a penalty. you can freely withdraw your contributions from a Roth IRA tho.
oh I read his post wrong. he did a withdrawal not a loan from his 401k. if you do a loan you aren’t hit with taxes or the 10% penalty as long as you pay it back
But you can withdraw up to 10k from a trad IRA and not get the extra 10% penalty. You’ll be taxed at normal income but then no extra penalty. I fucked it obviously by not comprehending that rather obvious difference.
Agreed. Also I have no idea if there's an inspection on a land sale but if there were any issues you can rest assured they won't do anything. Even if there isn't a necessary inspection you may want to see if they did the work right.
we have a 30 day due diligence period which should be plenty for full land inspections and permitting. Well and septic is already installed.

Control board has to be fried (It's a GE, and the interior lights come on, but the display doesn't work/nothing is running). Or, am I missing something? Ordered a new one, will be here tomorrow. Next question: tell me why I shouldn't buy (if it comes to that) a side-by-side vs. a French door. We have French door now, it's fine, etc., but I never minded side by side. Also, anyone's experience with brands? We have a deep freeze in the basement, so freezer space isn't the bigger concern, mostly space + price. We've got four boys, so it's...a lot of food.
Really proud of myself even though all this equipment is from the previous homeowner who was an incredible landscaper and DIYer. I've got a full on algae bloom in our backyard koi pond, not uncommon in the spring but obviously gross looking and eventually not healthy for the fish I think. Previous owner showed me this equipment he set up, basically a pump for a pool/spa and a cartridge filter for a pool/spa. There's no real helpful videos of using something like this with a koi pond, probably not recommended since I'm guessing it can clog easily with all the stringy algae. The alternative though is to try to use special plants and helpful bacteria but those really don't grow in these 50F temperatures, they work better in the summer. Anyways I finally got the pump primed and working and sure enough this damn thing is slowly cleaning out the algae. I'm probably saving several hundred dollars for a koi pond guy to come out and do something similar and I didn't have to buy any of this equipment since previous owner didn't need it anymore.
Control board fixed it. $160 for that, pop off four connectors, thx Amazon for one-day. Sure beats $2k for a new fridge. I think this thing is from 2006, and this is the second control board (one I removed had a 2012 manufacture date).
Swapped out my Ring Doorbell that died for a Google Nest Wired 2nd gen. Took me a little less than 2 hours.
I was going to make fun of you, but then I remembered it took me damn near that long because I had to re-fish the wires after I dropped them back through the hole during conversion.
That 2 hours included watching an 11 minute installation video. lol Wiring up my old ass chime was the longest part of it. I had to uninstall the Ring shit and rewire it for a Nest.

Are the Rings just battery powered? The Nest was so easy to do, but then I'd already run wire for a conventional doorbell (so I just unhooked and, if I wasn't clumsy, would've been done in 5 minutes). I have Blink cameras and Nest doorbell. I really like the Nest in a lot of ways, but the field of view seems a little less. Would be interested in other's experiences. That said, the Google filtering is MUCH better. The Blinks aren't very "smart".
