No, but I definitely would be doing a better job of saving if I had a smaller mortgage. I bought as much as I was allowed in June 2013 because I felt the market was starting to recover. Paid $365/sq ft. Comparable units are going for $475-$500/sq ft. now so I'm hoping my gamble will pay off.
Carpet installed yesterday. Could not believe they did the entire house from 10:00 - 5:00. Tearing out, cleaning up, laying the padding and new carpet and clean up in 7 hours for the entire house was pretty incredible. The basement alone should have taken them all day. Carpet is so soft I just want to lay face down on it while naked.

If she can't qualify for the loan by her self income wise it's not going to matter because they'll use your score to qualify anyways. Also, be prepared to be inundated with phone calls from every company under the sun if you're putting your info on lending tree.
There's some water in my basement, two separate pools, each less than a quarter inch deep or so. its either groundwater or seepage, can't tell at this point but we had very heavy rains overnight. Some ruined cardboard boxes, but otherwise not much else that worries me. How swift and extensive to the cleanup efforts need to be? I'm supposed to leave town in a few hours.
I would assume you want to get the water dried up before you leave and then look for the underlying issue when you get back. Depending on how long you will be gone.
Yep. Get the standing water cleaned up, call a waterproofing repair guy when you return. Not a huge deal if the basement is unfinished.

Looking at probably another $20,000 for the pool. I'm leaning towards doing it later be I don't want to put it on the mortgage and pay interests for 30 years. Instead I'm thinking of doing it separate where I can save some money up to pay for it and finance the rest. Thoughts?

First, talk with an independent mortgage broker. Interview 3-5, see who you like and trust, then ask them for referrals of realtors and insurance agents.
I have a mortgage broker I really like and he's referred me to a couple of real estate agents, but I'm in a tricky situation. There's a new property with seven identical units, two per each floor plus a storage room on the group floor for all units. The units on the street corner side are priced 10k more than the other units on the same floor due to their being more light. Each floor you go up (4 floors) the units are 20-30k more. I think this is pretty silly because it's a walk up and it's not like you get a substantially better view from floor 2 to 3 and 3 to 4. Floor two was finished first and so those two units were put on the market first. The cheaper of the two was under contract by the time I caught wind of the property and by the time I was ready to make an offer on the other second floor unit, it also went under contract. So, this leaves me waiting to see what those units sell for so that I know what a competive offer will be for the units on floors 3 and 4. I don't currently have an agent and don't really know how valuable one will be in my situation since the market is essentially being set by both of these sales. This leads to my question: has anyone ever bought without an agent? Have you heard of scenarios where you can negotiate with the seller's agent and he takes 4% and I take 2% back? Once I know the sales prices of one or both of the units under contact, I was thinking about calling the seller's agent and offering 5k more for a third floor unit with the split I described above. Thoughts?
In that scenario, the selling agent would represent both of you which means they would take the whole 6%. I doubt they'd split any with you since they'll still have to go through some paperwork on your behalf. If anything, that money would go back to the seller.
Two different schools of thought here. Doing it now rolls it into the mortgage which means you will pay a shit ton more for it but the interest is tax deductible. You "could" take the extra money you are planning to save up and set that aside in an investment account to offset the higher cost of financing the pool. Good luck man.
Which means most times you can get a better price. I have seen people negotiate a price and once the deal is done ask for the 3% since they don't have a realtor. Most Mortgage lenders will make sure the paperwork is done correctly and a realtor isn't needed.
Yeah. The money wouldn't go back to the seller. If the seller's realtor was unwilling to deal with me directly, then I could just use Redfin or a different discount realtor who would be willing to give me 1% (1/3 of their cut) back. What I was asking was if anyone had any experience with cutting the buyer's realtor out and receiving some of that would-be commission themselves. If I've already found the house and the price is essentially going to be set by these other two sales, it seems like a waste to involve another party (i.e. My agent), but maybe I'm missing something.
Yeah, ex never did find anything to put up, once the new roomie moves in Saturday and my income adjusts I'll head out for some classy wall stuff. Ex took the living room set so a tv and furniture there are next.. I like the lamps, simple and silver. It already feels so much calmer in here.

Trying to prep the area in front of the house for the gravel patio we are putting in, but the roots of the tree that was long ago cut down (they left the stump) are running all through the area. So I'm out there swinging an ax trying to chop through that shit all weekend. Not so much fun, but on the bright side, finishing the excavation will be easy after I've gotten all the roots cut off.
So I'm having the home I bought remodeled before we move in. The contractor we were going to use has been fired due to being difficult to get in contact with and taking so long just to get me an estimate. I've got two separate contractors working on estimates for me now. That's acceptable right? I've never done this before. I just feel weird knowing that I'm going to have to tell one of them, maybe both, they didn't get the job and all their time spent looking at my house was a waste.
Yeah, no problem with that. This guy told me for 4 consecutive weeks he would have the estimate the following week. It kind of got old after a while. It's been two weeks since the last time he told me that, so I finally had enough. He had a total of 8 weeks to get me a number. I think it's going to work out for the better anyway.
Shit, tell each of them that you've got another guy quoting it also. If he really wants it, it might keep him from tacking on a little extra when he finishes pricing it.
UGHHH fucking tired of this hot housing market in Eugene. Cool home goes on market yesterday afternoon, we tour it at 5pm...already a offer with 7.5k over asking.
I leave for work for 3 days. Had our first showing on our house. People came back a 2nd time and will likely be making an offer. Can't tell if I'm more anxious or excited. Also while away my wife asks if our older neighbor can use our lawnmower. I said it has little gas as I was going to do it when I got home. She says yes anyway and he fills my tank (nice guy). Except he used kerosene from another gas can I had. Now my lawnmower won't start. All of a sudden I'm not anxious or excited because being mad has taken over.
