Think that was more incumbent advantage + her running a really shitty second campaign. I'm basing this more off that Biden seems to be doing worse, as of now, with Black people than in 2020 and Georgia's population is about 10% more Black than NC.

It's probably the tax assessment. Tax value can only go up 3% per year so he probably bought it for $800k or whatever 20 years ago and now the tax value is up to $1.5m while the house is worth $5m.

There's no question going forward Georgia is obviously a problem for Republicans but the whites there are still much more hardened to being conservative than whites in NC which did flip in 2008 despite a percentage in white population. Some of that I think is that NC whites are, or at least were, on average more college educated than in GA and that still is the case but a little less so now.
Berkeley Lake is a stone's throw from where I lived for several years before moving last summer. Gwinnett in particular has rapidly shifted Blue because of more college educated family influx as well as becoming more diversified. Those kinds of Asian voters they were trying to reach are the low-tax paying kind and less so not believing in science.
