What's the quote for just the fireplace look like? I need to get a ventless one in my living room. Outside I think I'm just going to go with a gas lighter and use real wood
Basic 34" gas insert with a blower fan and duct work to go just up and out is about $2100 with the propane conversion kit and basic wall thermostat. Installation is another $550. Each upgrade like a new front or remote is around $200. My builder is framing it out with drywall and I'll be finishing it when we move in with probably some brick facing.
The hot water pipe is frozen and nothing comes out when I turn any faucet to hot. The cold works fine though. We left them dripping last night. I got under the house this morning and didn't see anything out of the ordinary. I think it's frozen somewhere inaccessible under the laundry room. Called my plumber and he said that was probably the case as well. Such a pain in my ass. Any suggestions?
couple questions. 1. did you previously have a pool robot and are just replacing or are you starting from scratch? 2. is your pool/plumbing configured to handle a return/booster pump powered cleaner or will it be a suction based unit? 3. if it is suction based, do you have a dedicated vacuum line for it to plug into or will it be stealing a skimmer to be operated from?

if you have an echo and connected lights, etc can you turn the lights on and off remotely while not at home?
Echo works with existing apps like casa for tp-link. Those other apps don't lose their functionality. When it boils down to it most of Alexa's appeal is simply adding voice recognition to smart things that don't have it natively

First year with a water feature in the backyard and we are down in the single digits tonight. In order to protect the pump, I have had to make sure it doesn't completely freeze which has been a bitch. I had to put together some tarps to create a cover. Been breaking the ice up every few hours. Apparently the smart thing to do is drain it completely at the beginning of winter.
Anyone have a ballpark guess on what it would cost to get a 3/ 2.5 painted on the inside including cabinets? Do GC's normally negotiate a good bit down from their initial bid on a renovation project?

if you have attic access you could do it. would have to tie into a circuit or install a new one. drop wires into the wall and cut a hole for a switch in an old work box, then run up to the ceiling. honestly electrical work is the easiest thing I've done in the house. should've been an electrician.
I think for most of us the fear of dying by electricity and/or burning down the house is the biggest inhibitor. I've done some small stuff with switches, fans, etc. and I want to do more but those two things are my biggest roadblocks.
Our living room is directly beneath our bedroom. We would need to remove the sheetrock to do so. Fuck.
with new fixtures/plugs/switches with push in connectors and shit it's hard to do that. I have shocked myself once but it was my own fault for not remembering to turn off a breaker. biggest thing is to be careful, but I understand if people don't like doing it. I helped my dad wire our lake house so I've got more experience with it than most.
not necessarily all of it. some decent videos out there on how to install in a ceiling with no access. I would think the hardest part would be getting the switch installed. the remodel type can light housings install through a hole in the ceiling and don't actually require access from above. you'd have to fish the wires and then find some way to get the wiring down to a switch.
My poor fucking HVAC has run the following hours for heat.. Thur 13 1/4, Fri 19 3/4, Sat 16 1/2, Sun 20 3/4. I never had it set above 65 and most of the time it was at 60. I need to do something about that. I'm pretty sure i need new weatherstripping around the doors, but not sure what else i can do besides try and upgrade the unit. Of course the weather was not great. Thur high 32 low 24, Fri high 26 low 16, Sat high 21 low 10, Sunday high 34 low 3. Fucking southern homes aren't built for this lol.

My bitchy neighbor came over again and tried to say I was being loud again. Despite never watching TV downstairs anymore and movies and video games being watched/played upstairs in the bedroom farthest away from them. I told her if she thought I was being too loud then call the cops because I'm done dealing with her. I dont think so, typically They are giving you a bid with the thought in mind that you are getting more than one bid. Either they are going to get it as low as they can, or they will be throwing up high numbers because its not really something they want to do (or are so booked might not have time) so if you bite at the high number it makes it worth their while. Contractors arnt typically in the negotiation business. If all their numbers are too high to allow for negotiations, they wont be in business because someone else will always come in lower.
i am same. Complicated electrical and almost anything to do with plumbing, I just won't touch it. Too much can go wrong.
the outlets I've bought aren't "push in", but have a plate where you can insert the wire straight in and then tighten with a screw. the only true push-in style I've seen are on the recessed housings. so that's probably correct.
we are listing our house this week because the wife got a job back in KC. sent over my last 12 month utility bills and the gas was like: October: $34 November: 38 December: $165 lol
after doing the recessed lighting Thursday, I installed new faucets in the two bathrooms (faucets and showers) and did paint touch ups Friday, then on Saturday we cleaned and painted our garage, Sunday I did leaves in the yard, today freshened up the mulch beds. last night I was so sore I could barely lift my arms but hopefully it's worth it. hoping to get under contract quick here so we can shop there without having to do any renting in the interim.

yeah I did all mine a few months after we moved in. not hard, just time consuming. when we were rearranging a room a couple months later I found some I didn't know about and had to replace those too
