I feel for you. We had the same thing happen to us and had to drop our want list significantly. Hopefully some new comps will come in for you.
I'd recommend getting yourself the Wink hub. I have it and outfitted my whole house with Cree Connected bulbs. Works flawlessly. You can use the Hue bulbs with it too, but I've never bought them because fuck paying that much for a light bulb. But with the Wink you can control other things too, like switches, fan controllers, outlets, appliances, motion sensors, thermostats, door locks, garage door openers, etc. Pairing it with Amazon Echo is even better, then you don't have to pull up the app.
I should also say that at home depot, at least the one near me, the little clearance end cap is usually a gold mine for home automation stuff. I've gotten Cree Connected bulbs, GE Link bulbs, even wemo plugs there on the mega-cheap
Just did a major overhaul to our landscaping this week. Doesn't look like a lot yet because of the lack of shrubs in the front though. - We removed about 20 trees from the backyard and a few on the side of the house about a month ago - Graded the front and back yards as well - Completely new irrigation system - Zeon zoysia sod in the front and back (previously just weeds in the front) - Relocated the azaleas and boxwoods that were in the front. - Wife and I spread some pine straw in various beds this morning. Still a lot left to do but here's a few before and after pictures as well as some I took during the process. Luckily my dad has his own landscape contracting/installation company. No way I could have ever afforded that otherwise. All I had to pay for was the sod and just paying for that at cost about gave me a heart attack.

Put an offer in on a new house about a month ago. It's a 5 acre two story house with a pond. Just sold my sigle story on a ranch tonight. I am excited but bummed. I love my house just hate my property.

Hopefully a week or two. My wife has mandatory two week leave that she is going to do at the beginning of the month and her brother lives a block away that I can stay with til it's ready.
Over the last year I have been doing a very similar landscape project (removed 25 pine trees, retaining wall, large shed build, moving shrubs, planting new ones, sodding and seeding with compadre zoysia, etc). That is a solid hookup because that would have been one hell of a price tag. I've done all the work myself over the last year except the tree removal and was just asking the wife last night how much money she thought it would cost to have paid someone to do all this work. My guess was an easy $30,000+.
What shrubbery and such do you guys like around the house? I was thinking boxwoods and hydrangeas. Maybe a wildflower garden around the mailbox.

Radon results came back from inspection and the average was 6.9 over the 48hrs the test ran. Anyone had to have this issue fixed when buying? What kind of costs can I expect if seller refuses to fix?

So I bought one of those plastic Rubbermaid cabinets to store shit in the garage. Holy FUCK those are way more expensive than I expected. $200+??? Still bought one as I needed it but any others and I am getting those metal shelves for like $40 at Home Depot.
Getting eng. hardwoods put in starting tomorrow, replacing existing carpets on about 1800 ft². When we got the quote done, the sales guy only checked the flooring in the den (plywood subfloor) and quoted gluing the floors down. We're also getting new steel handrails made to replace the contractor made pine 2 x 6 handrails with shitty wooden balusters. Well I was tearing out the old handrails on the landing upstairs this weekend and noticed that we had MDF over 1/2" Plywood upstairs then checked the HVAC vents throughout the rest of the house and it turns out that the only rooms in the whole house with full Plywood subfloor are the den and den bathroom. Guys are supposed to start carpet tearout tomorrow morning at 7:30 and I'm afraid I'm going to have to now tear out all of the MDF and replace it with plywood or OSB. On top of that we're already a month late because the manufacturer (Mohawk) didn't meet their delivery date twice. After the second time we changed to a local hardwood manufacturer.
I don't know what MDF is, but can't they just install a floating floor with minimal issues for far cheaper?
yeah, that stuff seems way overpriced. I have a plastic deck box and a smaller deck "cube" with the fake wood grain. Box was over $100 and cube wasn't far behind and both are pieces of junk.

MFD is Medium Density Fibreboard. It's sawdust and glue, lots of furniture is made from it and the builder did it to be cheap. The 1/2" plywood subfloor would not be up to code today and MDF is not structural from my understanding. I don't know if floating the floor is a solid option, but for nearly 20k I don't want to cut corners. But I can't afford another couple thousand for re-subflooring either.
tear-out, insrall, other materials, custom stained stair treads, edge molding, etc...yea nearly 20k. the wood is only a portion of the cost (<$4 sq ft)
Back when I used to handle mass layoffs I went to a couple Mohawk facilities. It's an old textile company trying to hang on in a modern world.
Finally have a washer and dryer. Parent's replaced their year old front loader because my mom wanted a top loader with the soaking basket so I got the front loader for free. Then found a Kenmore HE dryer for $150 on cragislist. Do need to do some more leveling on the washer, ran a couple towels through it and it got a little wild.
I think the sensor on my dryer is shot. It shuts off while the clothes are still well. It will turn back on, but shit. Also, the roof leaks. Woohoo. I guess I am getting a new roof this fall.

Check the vent for lint as well, even at the exterior of the house. Should be a relatively straightforward replacement and repair either way that you can likely DIY.
Actually, no. We're on the timer, and it still turns itself off with clothes still damp. We can restart it without moving the timer, so I don't think it is the timer. I think it might just be a shitty, 19 year old, builder installed Kenmore that is on its last legs. But I'm open to all suggestions on what to fiddle with before I buy a new one.
No, just that our basement tested at 4.6 in February. The threshold for mitigation recommendation is 4, and tests are always high in the winter. Plus we don't plan on ever having a bedroom down there or anything. But +1 on your Ohio joke, buttboy

The speaker grilles are now painted. We did a base color and a different gloss over it to mimic the colors in the wood. With spray you obviously can't match wood grain so if the lights are bright and you stare at it, it looks a little funny. With dimmed lights it blends really well. It is next to a tv so that is going to be the lighting 99% of the time so I'm happy with it. We also got the runner installed on Friday.
