Are you going to buy again? Seems to me like that's not a lot of profit if you're going to use a lot of that money on closing costs for your new place.
I entered into a debt consolidation program a few months ago. Unfortunately one of the downfalls is that your credit drops initially because all your accounts close and you have no available credit. So it will take some time to buy again.On the bright side, that kind of profit would easily pay off all my debt other than car note and student loans. Also I do VA loans so I don't need a down payment and only had to put 1K towards closing costs on this house.

Also I kind of want to live closer to Nashville than I do currently and wouldn't be able to buy without a wife probably. At least not until I have a few years of raises at work.

For real though, lechnerd what kind of update were you looking for about that blasting? They are done now I think. They did a couple big blasts after that but they had what looked like giant rolls of black foam over the blast site. So when it went off it almost looked like videos of asphalt coming apart but no flying debris. I still worry about that amount of blasting affecting the plumbing and shit but I have no leaks yet. Of course now these sorry fuckers are leaving trash all over their site which is blowing into our part of the land. I talked to the HOA about it, hopefully they get something done.
just got a detailed quote for a gas fireplace install. Remote control thermostat is $150 at one place $238 at another. Anyone ever tie their fireplace into a Nest or Ecobee? Not sure if it's possible. Simple wall thermostat is $30.
Interested in this as well. I have a insert being installed a week from now and am unsure of how a Nest or Ecobee would connect to that.
If I am forced to pay $238 I would just hook it up to something that I can control with my phone. I really don't want another remote. At our last house we almost never used the fireplace and when we did we just adjusted the wall thermostat. Does your unit come with a remote? Curious how much they are charging.

I just took the wire from the old fixture and fed it into the cans, then wired them in Series. The cans are LED so the eight I installed use less power than the fluorescent fixture I removed.
He had one light fixture up there that connected to the light switch, once he connected his first can light to that circuit, he ran wire to the next one, then to the next, and so on, so that all the lights operate off of the same switch.
I think with those types of lights, they are theoretically wired in parallel via the internal wiring, but they are installed as if you're doing them in series.
I'd love to do this in our living room, as we have no overhead lighting currently, but it's a vaulted ceiling and I doubt there's enough clearance for those cans, though there is a ceiling fan up there, so there might be some room. About how deep were the cans?
Six inches or so. They make a shallow version I believe, but I had attic space so I just got the cheapest cans they had. Wedding centerpieces
They have connectors that allow you to daisy chain them. Each light has three hookups so you can run them all off one wire without having to split in a separate junction box.
